Shadowood Square Redevelopment in West Boca: What's Taking Shape

October 8, 2026

On Sunday, August 24, 2025, VIP Shadowood 16 showed its last films. The theater had opened at Glades Road and US 441 in 1987, and the operator said, as the Sun Sentinel reported, that it was leaving because the center was redeveloping the space for other uses. For nearly four decades, that theater was the main reason to spend an evening at the corner instead of running in for an errand and leaving.

About 13 months later, the first of the tenants EDENS announced in October 2025 opens tomorrow. Maman, the French-inspired café and bakery, holds its grand opening on Tuesday, October 6, at 9959 Glades Road. If you live in The Oaks at Boca Raton, it's a straight drive down 441 from Clint Moore Road. The plan behind the opening says more about where West Boca will spend its time over the next two years than any single tenant does.

Where the Seats Went

Palm Beach County's staff report sizes the old theater at 53,873 square feet with 2,914 seats, all slated for demolition. The approved plan formally drops the indoor-theater use from the site. According to EDENS' October 2025 announcement, five new retail buildings totaling 49,330 square feet take its place. They are connected by a 25-foot promenade and a public green space meant for events. Three existing buildings, totaling 60,557 square feet, are being renovated.

Set those figures side by side and the trade is clear. The new buildings take up slightly less floor area than the single theater box did. The difference goes to open ground between buildings. The county's preliminary plan for the full 34.93-acre site sets aside 8,162 square feet of outdoor dining across 17 buildings and 327,496 square feet. EDENS describes the new green space as shade trees and seating for a more walkable center.

The old theater gave people a fixed reason to stay, a two-hour film. The new layout gives them looser ones: a patio, a bench under a shade tree, coffee that turns into lunch. This version of Shadowood depends on people choosing to linger, and that only works once the promenade and green space actually exist.

The Calendar That Got It Here

The approvals went through without controversy. The rest of the timeline is long.

  1. February 6, 2025. The county Zoning Commission approves the application 7–0 on its consent agenda, with no public comment recorded.
  2. February 27, 2025. The Board of County Commissioners approves the development order amendment, with conditions, in Resolution R-2025-0241.
  3. August 24, 2025. VIP Shadowood 16 closes.
  4. October 2025. Demolition is underway. EDENS estimates construction at 18 to 24 months, with the last phase of new retail opening in late 2027.
  5. October 6, 2026. Maman opens.
  6. This winter through Spring 2027. EDENS' current property page gives this window for the next round of retailer openings.

The two EDENS dates measure different things. Spring 2027 marks when the coming wave of openings continues through. Late 2027 is the developer's earlier estimate for the final phase. Either way, Shadowood won't have one grand-opening day. Storefronts will open one at a time around active construction, as Maman is doing now.

What Is Open, What Is Signed, and What Is Only Named

Most Shadowood coverage puts every tenant on one list. The confirmation levels are different, though, and they matter if you're deciding whether a trip is worth it this month.

Open now

  • Dave's Hot Chicken. EDENS reported it open in its October 2025 release.
  • Nomu Sushi & Pub, 9975 Glades Road. It opened in fall 2025 and serves sushi, sashimi, specialty rolls and Japanese pub-style dishes with cocktails, sake and beer.
  • Blo Blow Dry Bar, listed as open in MyWestBoca's September roundup.
  • Maman, opening Tuesday. The menu includes espresso and tea, house-made pastries, and savory dishes for dine-in or takeaway.

Lease confirmed, no opening date announced

  • J.Crew Factory and Joe & The Juice. EDENS confirmed both leases in October 2025, alongside Maman.
  • Garden Butcher. A March 2026 lease announcement placed this plant-based restaurant in a prominent corner space with an expansive patio and a chef-driven, whole-food menu. It will be the concept's second Boca-area location, according to MyWestBoca.

Named in a leasing update, original announcement not located

MyWestBoca's September 14 roundup lists MINISO as expected later in 2026. It also lists solidcore, Little Hen, Woodhouse Spa, Go Greek, Ideal Nutrition and Shadowood Optical as named in an EDENS leasing update. We could not trace these to an EDENS press release or a tenant's own announcement, so treat them as likely, not scheduled.

Those tiers tie back to the open space. Garden Butcher's patio and the promenade-facing café and fitness concepts are the businesses the walkable layout is built around, and nearly all of them are still on the "coming" lists. Of the three leases EDENS announced in October 2025, Maman is the first to open.

Until the Promenade Fills In, the Park Carries the Evenings

For now, the green space at Shadowood is still a construction drawing. Meanwhile, Burt Aaronson South County Regional Park, at 11435 Park Access Road, already hosts what the redevelopment hopes to offer someday: free outdoor events that keep people around after dark. This October's schedule, from Palm Beach County Parks and the Daggerwing Nature Center:

  • Every Tuesday, 6 p.m. Tasty Tuesday brings food trucks and family activities to the Sunset Cove loop.
  • Friday, October 16, 7 p.m. Daggerwing's "Night Hike: Wings in the Dark – Bats & Owls." Ages 8 and up, $5, reservations required.
  • Saturday and Sunday, October 17 and 18. The South Florida Pickle Festival, with a craft marketplace, food, live entertainment and contests.
  • Friday, October 30, 6 to 8 p.m. Daggerwing's free, all-ages "Hoot & Howl" Halloween event at the nature center.

Daggerwing also brings a free "Insects & Spiders" program to the West Boca Branch Library on Tuesday, October 6, at 3 p.m., the same day Maman opens. It's for ages 5 and up, and registration is required.

A Tuesday Built Around Glades and 441

Tuesdays line up best this month. Maman opens on one, and Tasty Tuesday runs every week. On opening day, EDENS is giving a free tote and cookie to the first 100 customers. Tecombosas has a pop-up with clothing and toys from 11 a.m. to 1 p.m., and Hustle + Heart runs a charm bar from 1 to 3 p.m. The first 50 customers to spend $15 receive a croissant charm.

On any later Tuesday this fall, the order is simple. Get coffee and pastries at Maman in the morning or early afternoon, then go to the Sunset Cove loop for the 6 p.m. food trucks. For an evening out, Nomu covers the sushi-and-sake end of the same trip.

Expect to see the work in progress along the way. EDENS' plan includes new signage, wayfinding, updated facades and public art throughout the property. The county resolution sets December 31, 2029, as the cutoff for new building permits on the project. That date is a legal deadline, not an opening forecast. The forecast EDENS has published still points to late 2027 for the last new storefronts.
