The tenant directory at the Reserve Shopping Center looks different than it did even a year ago, and the changes aren't the kind you'd guess from driving past at 40 miles an hour. Zaka Japanese Cuisine, the all-you-can-eat sushi and hibachi spot that had occupied Suite C112 for years, closed. Sushi Sake, a South Florida chain that already runs a location a few miles east, took the exact same suite and reopened it as its second West Boca address. A few doors down, Cafe Landwer, a Mediterranean cafe whose lineage traces back to a 1919 storefront in Berlin and a subsequent move to Tel Aviv, opened its second South Florida location in Suite 134. Two storefronts, two new operators, both landing within the same twelve-month stretch.
That kind of turnover at a Publix-anchored strip plaza usually means nothing more than a lease running out. Here it lines up with something bigger happening one road over, and that's the part worth understanding if this plaza is where you actually run your errands.
Zaka built a following on the same formula a lot of hibachi spots run on: unlimited rolls, a tableside show, a menu built for repeat visits rather than special occasions. By the time it closed, Suite C112 had been serving that exact niche for close to a decade. Sushi Sake, which already operates a location farther east in Boca, filed paperwork for the West Boca expansion in the fall of 2025, according to local restaurant reporting from that period. The new location is open now, running the same suite with a menu built more around composed rolls and a hibachi table of its own.
If you ate at Zaka regularly, the space will feel almost identical from the parking lot. What changed is the operator and, with it, the specific version of Japanese food on offer. That's a small distinction, but the other new arrival is a different kind of restaurant altogether.
Cafe Landwer's arrival is a different kind of signal. This isn't a regional chain filling a vacant suite. It's a brand with more than 80 locations spanning Israel, Canada, and the United States, choosing Boca Raton for only its second South Florida address, with the first sitting in Hallandale Beach. The Reserve Shopping Center suite runs about 3,300 square feet, with a wraparound patio and an open kitchen, and it includes the brand's first wood-fired pizza oven anywhere in its footprint, according to the company's own announcement of the opening.
The opening is notable on its own, while nearby residential construction is also ramping up.
Drive Lyons Road past The Oaks' own entrance this fall and you'll pass more heavy equipment than you would have a year ago. GL Homes is in the middle of building out the corridor on both sides of that road. Lotus Edge, on the west side of Lyons, already has more than 600 homes planned and is more than 80 percent sold, with prices starting around $1.7 million. Directly across the street, a second, still-unnamed community of 322 homes is set to break ground this fall, with home sales expected to launch in 2027. Combined, the two projects put close to 1,000 new homes on a corridor that funnels directly into the same retail cluster where Sushi Sake and Cafe Landwer just opened.
The two openings arrived just as construction ramps up a few blocks away.
None of that changes what's actually good to eat there right now, which is the part that matters on a Tuesday night when you don't feel like cooking.
The two new arrivals didn't replace the plaza's foundation, they added to it. The mainstays that have anchored the Reserve Shopping Center for years are still there:
That's the plaza most Oaks residents already know: reliable, familiar, easy to get in and out of. What's changed is that it now also includes a Mediterranean cafe with a century of brand history behind it and a sushi operator expanding on the strength of a location that's already working elsewhere in West Boca. The plaza didn't get bigger. It got more varied, and it got more varied at exactly the moment the corridor feeding it is about to get a lot more populated.
None of this requires you to do anything differently this week. Publix is still the anchor, the parking lot still fills up the same way at 6 p.m., and the drive from The Oaks' gates hasn't gotten any shorter. What's different is the menu of options once you're there, and that two operators have opened at this plaza within the same twelve-month stretch.
If you've been circling the same three restaurants out of habit, this is the year the rotation got wider. And if you've been wondering what's coming down Lyons Road, now you know: two new communities are in the works.
